1031 Exchanges - Construction - Build-To-Suit - Improvement
A Build-To-Suit Exchange, also referred to as a construction or improvement exchange - allows the investor to make capital improvements before acquiring it as your replacement property. The investor may use the 1031 exchange proceeds from the relinquished property to fund the construction provided you follow the necessary 1031 exchange guidelines.
The process is more complicated than a traditional exchange. Prior to the close of the replacement property, the Qualified 1031 Intermediary will take title to the land on which the improvement will be built. The work on the improved real property must be completed before the 180 day closing on the replacement property.
